Plain-English notes we check for you.

01

City vs. County: two jurisdictions

  • City of Tallahassee registration needs your state license plus liability and workers' comp (or exemption) certificates naming City of Tallahassee, Building Inspection, 300 South Adams Street, Box B-28 as holder.
  • City agents need a notarized Contractor Authorization form (up to 10 agents).
  • Unincorporated Leon County has its own building office, portal and forms: Contractor's Authorized Agent Form, State Certified Contractor Registration Form and portal verification.
  • That's why registration is priced per jurisdiction.
02

The 2026 permit law (HB 803)

  • Chapter 2026-63 took effect July 1, 2026.
  • Some single-family work valued under $7,500 can be exempt by written request — not electrical, plumbing, mechanical, gas, structural or flood-zone work, and no splitting jobs.
  • Single-family permits expire one year after issue (or at the next Building Code edition, if later) unless extended.
  • You decide whether a job qualifies. We never make that call.
03

Review deadlines & late-fee refunds

  • After a complete application: 5 business days for listed work on existing single-family homes under $15,000.
  • 30 business days for homes under 7,500 sq ft; 60 for larger.
  • Permit fees drop 10% for each business day a decision is late (Fla. Stat. 553.792).
04

Notice of Commencement

  • Must be recorded and posted on site before the first inspection.
  • A copy goes to the permit office when the direct contract is over $5,000.
  • HVAC repair or replacement under $15,000 is excluded.
05

2027 license renewal

  • Registered contractor licenses expire August 31, 2027; certified licenses expire in even years.
  • Renewal requires 14 continuing-education hours, including required topics.
  • We track the date and gather your documents; DBPR decides the renewal.
06

Local business tax

  • Not required by the City of Tallahassee or unincorporated Leon County — both repealed it.
  • Firms based in other counties may still need one (Oct 1 to Sept 30).

Rules checked November 2026 and can change. Confirm current requirements with the agency.

How we work

  • Administrative support for licensed contractors only. We never act as the contractor or advertise contracting work.
  • We never decide code, scope, exemption or license questions. We enter only what you approve.
  • Named agent accounts and written authorization. No shared passwords, ever.
  • Agency fees are paid by you directly to the agency. We never hold client fee money.
